Before You Sell

Regardless of where you sell your home, we're sure you are aware that there are a few things you need to take care of before you put your house on the market. There are obvious financial things you need to set straight, like your commercial mortgage loans and evident home repairs that you should take care of. But there are lots of smaller things you should do before you put your home on the market that will save you lots of time and energy and make your property move a lot faster.

Halifax, Nova Scotia is an extremely beautiful city. Its waterside locations and amazing views make it an ideal location for potential buyers. So, before you spend all of your time repairing and cleaning the interior you should get the exterior of your home up to speed. Remember, it is the first thing that people see when they walk by or when they view your listing online. This is not to say that you should go spend thousands of dollars on flowers, gardening equipment, and lawn decorations in order to make your home attractive. Just pop over to your local gardening center and purchase a few cheap, colorful flowers or plants to brighten up your home and make it more eye catching. Most flowers in season are really cheap and you can most likely buy them in bulk packages for a lesser price. You should also make sure that any outdoor tools, like hoses or outdoor aquarium water pumps are up to speed. Lastly, always regularly mow your lawn and remove all weeds from your garden.

Now let's move to the inside of the home. We will not waste time by telling you that you need to thoroughly clean your home from top to bottom before you put it on the market. If it's in your budget, hire a professional to get the job done. If not, budget at least two weeks for cleaning. But before you even begin to clean or decorate, make sure that you have taken care of all necessary repairs and that your walls are in good condition. Buyers are not going to want to purchase a home if they need to take out another loan from R & D Tax Credit Canada just to fix repairs. If money is a problem for you, at least fix the small things like leaky faucets, creaky floors, or any hot water heater problems. Also, after finishing repairs, make sure to hide any kind of mechanical device like cord grips, wires, and outlet hookups to make your real estate more appeasing to the eye. Next, make sure you cover up any cracked or chipped paint. You do not need to do an entire paint job on your home, as the buyer will probably do their own painting. But make sure to make the paint that's already there as neat as possible.

Lastly, it is utterly important that you make your home as clutter free and spacious as possible. This is a process that does not require anything complicated like a crane or an abundance of cash. You can just think of it as early packing. Get rid of things like trinkets, extra furniture, out of season clothes, etc., in order to make your home as spacious as possible. Potential buyers are going to want to walk around and be able to make visual decorating plans for your home and minimizing your personal items is going to make that very easy for them. All you have to do is pack up and store any unnecessary items at a friend's home or a cheap storage locker until you move. It's that simple.

If you follow these economical and easy steps above, it will make your home more desirable to real estate agents and potential buyers. It will make your home move quicker and save you and your realtor lots of time and money.
